I have one double room for rent in my four bedroom house. The room is fully furnished with a double bed, wardrobe and a chest of draws.

The lodger will have full access to the whole house. The family bathroom which is located opposite, will mainly be used by the lodger as I have an ensuite. As I often work from home, one of the other larger bedrooms has been converted into an office, this will be treated as a shared office if needed. There is desk space for a computer or room to work. The other bedroom is used as a linen and general storage room.

The lounge is spacious and open plan with a dining area. There is a fully equipped spacious kitchen, all modern appliances included except tumble dryer.

I have a garage but it is used mainly for storage and the odd DIY, there is ample off road parking.
Cawston is a quiet newish built area, with my house being built in 2005. Straight over the back fence is a lovely green which sweeps right around Cawston, perfect for biking, running and even horse riding etc... The house is situated off the main road in a cul-de-sac. There is lovely view from the lodger’s window overlooking the garden and the green. There is a good size garden with patio and lawn, ideal for BBQs etc...
I'm 25 years old, so ideally I am looking for a lodger between 20 and 35. I would prefer my lodger to be a professional person, single people preferred and references will be required. I am a smoker (despite trying to give up –still trying!) but the only room I occasionally smoke in is my office, so smokers are welcome with the same rules. Generally Cawston is an attractive area with good facilities nearby.
The room will be available from beginning of November and i will require one month’s rent in advance and a security deposit of £350.

Location:
My house is located at Cawston in Rugby, just outside of Bilton. The M45/A45 is a stone's throw away and Bilton is within walking distance. It takes roughly 5-10mins to drive into Rugby centre. LA Fitness club within biking distance, of which I am a member and there are local shops also within walking distance.

Bills included:
Electricity, Water and Gas bills (metered) are included in the rent providing additional quantities aren’t required over and above my own usage during normal working hours.
Broadband and BT Landline bills are also included providing the data usage isn’t abused. The BT line will only be used for landline calls and mobile and international calls are strictly forbidden.
